Albuquerque Foreclosures

Albuquerque Foreclosure homes are available in almost every in part of the Albuquerque Metro Area. Also called “bank owned” homes or “REO’s” they’re all the same, they are properties that have already been foreclosed which are now owned by the bank. Banks don’t want to own houses, so they try to sell them fast. That’s why they are usually listed for sale at greatly reduced prices.

5 Things You Need to Know about Foreclosure Houses

  • Many foreclosure properties need new carpet and paint
  • Foreclosure properties may have liens that need to be resolved

Buying a Foreclosure Home Requires Some Patience

Buying a foreclosure home is not right for everyone, and the process of buying one can be frustrating at times, but considering how good the prices can be buying a foreclosure home can be well worth the wait.

You need to understand going in that banks take longer than normal sellers to respond to offers, and when they do respond they usually respond verbally with actual signatures to follow. Getting the signed contract back from the bank can take anywhere from 3 days to 10 days in my experience. This can be frustrating, but it’s not unusual.

It can also be frustrating just getting the utilities turned on for inspections. If the gas meter has been removed, which is frequently the case, there are several steps that need to occur before the meter can be installed. First the gas line is tested, then it is inspected, then finally the meter is installed. These steps can take many days.

I would encourage you to considering buying a foreclosure home, just make sure you understand the process so you won’t be surprised along the way.
